Commercial roofing systems and residential roofs have one thing in common-they both protect those inside from the outside elements. Other than that there, there are no similarities as even the shape and slope of the roof is different. Given that commercial buildings are much bigger than your average home, most commercial roofing systems are flat or slightly sloped. It is because of this change that different materials must be used to properly roof a commercial building. At Colonial Exteriors, our professional roofers will be able to walk you through each material you can choose from, weigh the pros and cons of each with you, and then promptly install your chosen material on your roof with ease.
Being concerned about the integrity of your commercial roofing system is a common problem. This is because the roof of your business or building is quite literally what protects every aspect of your business including the employees, the customers, the equipment, the product, etc. It’s important to know the signs that your roof might need a replacement before it’s too late and everything inside of your building gets destroyed. To avoid any unnecessary damages, some signs that will tell you a new roof is needed include:
Sagging spots indicative of a leak
Mildew or musty odors
Interior water damages
Bubbles, air pockets, or blistering
An increase in energy bills
Clogged roof drains
Loose roofing materials
An old roof
If any of these signs are spotted, it’s a clear sign to call the professionals at Colonial Exteriors to help you make the necessary repairs or replacements to your roofing systems. Luckily, we have many options you can choose from including Torched Modified Roofing, EPDM, and TPO.
Torched Roofing, sometimes called “torch on'' roofing, requires an open flame propane torch for installation. Sheets of modified bitumen are rolled onto the roof and through the use of a handheld torch, the material is heated and adhered to the surface of the roof. This process of heating the material together is what creates a waterproof seal. The membrane of a torched roof is made of an asphalt compound modified with rubber or plastic which is what allows it to tolerate the heat to expand and contract without melting. Torched roofs have excellent water resistance, are designed for all types of climates, and helps with energy efficiency of your building.
EPDM is a durable, synthetic rubber membrane typically used on low-slope, or flat roofed, buildings. It is made up of two components, ethylene and propylene, which are derived from natural gases and oil. EPDM can be installed by either being fully adhered, mechanically attached, or ballasted. Benefits that come with choosing this type of roof for your commercial building include a long life expectancy, easy cleaning and maintenance, and increased sustainability as it is very environmentally friendly.
TPO stands for Thermoplastic Polyolefin which is a single-ply roofing membrane. It is made from a single layer of synthetics and reinforcing scrim used to cover mainly flat roofs. TPO roofs are commonly white as they have the amazing ability to reflect UV rays which saves building owners a ton of money, especially during the summer months. A TPO roof also comes with additional benefits such as being Class A Fire-Rated and being reflective (if white is chosen) or retentive (if black is chosen).
